Any figure you read for “Hounslow house prices” is close to useless in Chiswick. The borough runs eight miles from Turnham Green to Bedfont, and the official average is a single number stretched across all of it. To get a figure that means something here you have to go down to the postcode, so that is what this page does: the official borough average from the UK House Price Index, then every individual sale recorded by HM Land Registry in the W4 postcode district over the past year.
The headline: £501,000 for the borough, £772,500 for Chiswick
The average home in the London Borough of Hounslow sold for £501,000 in May 2026, a provisional figure, down 2.4% on the £514,000 recorded a year earlier. That is a shallower fall than London as a whole, where the average dropped 3.7% to £545,000, and it sits against a UK average of £271,000, which rose over the same year (UK House Price Index, Hounslow, last updated 22 July 2026).
Now the Chiswick figure. We pulled every completed sale recorded by HM Land Registry in the W4 postcode district in the twelve months to late June 2026: 454 transactions, excluding the handful logged as commercial or other property types. The median sale price was £772,500, which is roughly 54% above the borough average.
The median is the right measure here rather than the mean, because a small number of very large sales in W4 pull the average badly out of shape. The mean across those same 454 sales is £1,016,159, and the biggest single transaction in the period was £11 million.
What each kind of home costs in Chiswick
This is where the borough figure falls apart completely. The gap between the Hounslow average and the W4 median is not evenly spread: it is concentrated in houses.

A terraced house in W4 has a median price of £1,225,000, more than double the £581,000 the UK House Price Index gives for a terrace anywhere in Hounslow. The same pattern holds for semis, at £1,760,000 against £680,000. Flats are the one category where Chiswick is merely expensive rather than in a different market: £510,000 against £338,000.
Note the sales column, too. More than half of everything that changed hands in W4 last year was a flat, and only 12 detached houses sold in the whole district in twelve months. If you are looking for a detached house in Chiswick, roughly one comes up a month.
Chiswick against the rest of the borough
The same Land Registry extraction, run on the other postcode districts in Hounslow, shows how quickly the price falls as you go west.

Two miles down the river from Strand-on-the-Green, the median sale in Brentford is £450,000, or £322,500 less than in Chiswick. The shape of the market is different as well as the price: three quarters of Brentford’s sales were flats, most of them in the new blocks along the waterfront, and its median flat at £410,000 is much closer to Chiswick’s £510,000 than its median house is to Chiswick’s.
Keep going west and the gap widens again. In TW3, Hounslow town, the median sale was £410,000 and the median terraced house £490,000, which is less than the median flat in Chiswick. Those are the two ends of the same council: a terrace in Hounslow costs 40% of a terrace in Chiswick, and both households pay their council tax to the same building.
First-time buyers, movers and renters
The UK House Price Index splits Hounslow buyers a useful way. A first-time buyer in the borough paid an average of £439,000 in May 2026, down 2.4% on the year, against £683,000 across London. A home mover paid £614,000, down from £628,000.
Renting is the number that has gone the other way. The average private rent in Hounslow was £1,941 a month in June 2026, up 2.9% on a year earlier, and rising faster than the London average, which was up 2.2% to £2,302. By size:

So sale prices in the borough fell 2.4% over the year while rents rose 2.9%. In Chiswick, where the housing stock skews to the expensive end of both markets, the practical effect is that buying has got slightly less punishing and renting slightly more.
What is behind the price
Nothing exotic. Chiswick is Victorian and Edwardian, built out, and carved up into conservation areas, so almost no new supply arrives. The borough’s development capacity is at the Brentford, Hounslow and Heston end, and the council’s weekly planning lists show no major applications in the Chiswick area through spring 2026 (see our planning news page). Meanwhile the District line runs 12 trains an hour into central London from Turnham Green. Fixed supply, good transport, and the prices follow.
Two caveats worth reading
W4 is not exactly Chiswick. The postcode district is Chiswick-dominant but it also reaches into Ealing around Acton Green and into Hammersmith and Fulham at its eastern edge. A handful of the 454 sales are outside the borough.
Land Registry data lags and gets revised. A sale appears only once it completes and is registered, so the most recent weeks are always thin, and the UK House Price Index describes its latest months as provisional and subject to revision. The figures here were pulled on 9 August 2026.
